If you’re shopping in that $400,000 to $500,000 price range, you’re right in the heart of our market right now—and $450,000 is one of the most competitive price points we’re seeing. But here’s the challenge: not all $450,000 homes are created equal. So today, I’m going to walk you through what that budget actually gets you right now in Rutherford County, and we’re going to compare new construction versus resale homes so you can decide which one fits your goals best. And stick with me, because at the end, I’ll share which option tends to give buyers the best long-term value based on what we’re seeing in today’s market.

“Let’s start with what most buyers think they want… brand new construction.” Right now in Rutherford County, around that $450,000 price point, new construction homes are typically:

  • 3 to 4 bedrooms
  • Around 1,900 to 2,400 square feet
  • Built within the last year
  • Located in growing communities, often on the outskirts of Murfreesboro or toward Smyrna and Rockvale

Many of these homes are from national and regional builders and are designed to be modern, efficient, and move-in ready. What you’ll typically get with new construction is an open-concept floor plan, granite countertops, stainless steel appliances, builder-grade finishes, smart home features, and energy-efficient systems. Now, here’s a big one right now, according to trends we’re seeing across Realtor.com and builder data, many builders are offering:

  • Interest rate buydowns
  • Closing cost assistance
  • Upgrade packages

These seller incentives can significantly reduce your monthly payment, which is why many buyers are leaning toward new construction right now. Let’s talk about trade-offs with new construction. But here’s what you need to consider: at $450,000, lot sizes tend to be smaller, landscaping is minimal, construction around you, and less room for negotiation on price. So, while everything is new, you’re often trading space and character for convenience and efficiency.

“So, if new construction is all about clean, modern, and move-in ready, what does that same $450,000 get you on the resale side?” Well, let’s look at resale homes in that same price range. These are typically:

  • 3 to 4 bedrooms
  • 2,200 to 3,000+ square feet
  • Built between the early 2000s and mid-2010s.
  • Located in more established neighborhoods

You are getting larger lots, mature trees and landscaping, established communities, and more square footage for the price.  And in many cases, those items you don’t pay full price for include finished bonus rooms, fenced backyards, updated kitchens or flooring, and outdoor living spaces. These are things that would cost you tens of thousands to add to a new build—but are often already included in resale homes. There are trade-offs on resale properties as well. With resale homes, your purchasing power includes systems that may be older (HVAC, roof, etc.), layouts that may feel less modern, and the need to compete on purchase price, and repairs or updates may be needed.

“So now the big question becomes… which one actually gives you more value for your money?” Let’s look at what the data is telling us right now. Based on the latest trends from sources like RPR, Realtor.com, and local MLS data:

  • The median home price in Rutherford County is sitting in the low-to-mid $400s.
  • The $450K range is right around the average move-up buyer price point.
  • Price per square foot tends to be:
    • Higher for new construction
    • Lower for resale homes

Which means you’re typically getting more space for your money with resale, but more efficiency and lower maintenance with new construction. In our local Market we are also seeing inventory levels improving slightly, days on market stabilizing, and builders becoming more aggressive with incentives.

Choose new construction if you want the following: limited maintenance, modern design, builder incentives to help with financing, and no worry about repairs anytime soon. Choose RESALE if you want more space, established neighborhoods, and long-term appreciation and flexibility. “One thing I always tell buyers is don’t just think about the home, think about your lifestyle 2 to 5 years from now. The right choice isn’t just about today, it’s about where you’re headed.”

So, what does $450,000 get you in Rutherford County? It gets you options. A brand-new home with modern features and incentives. Or you can choose a larger, more established home with upgrades and character. The key is choosing the one that aligns with your goals, not just what looks best on day one.
